The modernisation of the existing building with large cantilevered balconies and openings required substantial engineered steelwork to stabilise the existing load bearing brick structure.

Adding to the complexity of the project was that there was limited access from the street and as such the erection of scaffolding, removal of demolished materials and delivery of large fabricated steel elements and other materials had to be undertaken by barge on the waterside of the building.
